Houses from the 1990s and 2000s

Many Cypress homes in older subdivisions date from the building boom of the 1990s and 2000s. Their panels are usually fine on paper, but they were sized for one or two air conditioners, a smaller kitchen and no car charger. Twenty years of added loads can leave the panel with no spare capacity, loose breakers and a main that runs warm. We inspect the panel, tighten and test connections, and tell you whether a swap, a subpanel or a larger service is the sensible step. Sometimes the answer is simply more room.

New construction and added loads

Newer homes in places such as Towne Lake and Bridgeland often start with generous service, but they fill up quickly. A second air conditioner, a pool with a heater, an outdoor kitchen and a charger in the garage all want their own circuits. We calculate the real load rather than counting slots, so the upgrade fits the house you have today and the one you plan to have. If you intend to add a standby generator, we can plan the panel and the transfer switch at the same time.

Service upgrades and the utility

A larger service means a new meter base, a larger mast or underground feed, and new grounding. The electric utility serving your address, which is CenterPoint Energy for most of Cypress, has to disconnect and reconnect its side, and they reconnect after the inspection passes. We schedule the work so the power is off for as short a time as the job allows, and we tell you the window before we start. When the meter is on the side of the house, we also look at how it is mounted and sealed against Gulf Coast rain.

Permits: Harris County or the city

Where the city requires it, a panel change gets an electrical permit and an inspection. Much of Cypress is unincorporated Harris County, and some addresses fall inside a city, so the office depends on the address and we confirm it before we quote. We pull the permit and schedule the inspection. If your community has an HOA, a panel inside the house rarely needs approval, though a new meter location on the outside wall might.
