Electrician in Piney Point Village, TX

Piney Point Village takes its name from a stand of tall pines, once called Pine Point, at a southward bend of Buffalo Bayou. The land goes back to an 1824 grant from Stephen F. Austin to John D. Taylor, and the city dates its founding to 1954. Today it is a single-family city along Memorial Drive west of downtown Houston, with code restrictions against business. Most addresses are in ZIP code 77024, and the part south of the bayou uses 77063.

Wired Electrical & Generators has been family-owned since 2005 and works from its shop and showroom at 13910 Alice Road in Tomball. We are licensed, insured and BBB A+ rated, estimates are free, and (713) 467-1125 is answered 24/7.

The city's load analysis form

Piney Point publishes an electrical load analysis form that walks through the house circuit by circuit: lighting by square footage, kitchen appliances, several air conditioning units, pool motors and lights, gate openers, even elevators and dumbwaiters. That list fits the size of many homes here. We run the same kind of calculation before recommending a panel or service change, so you know the house can carry what you plan to add.

Temporary cut-in and the final inspection

For a new electrical service, the city uses a Temporary Cut-In agreement. Before the permit for electrical service is issued, the owner signs, before a notary, to get a final inspection before anyone uses or moves into the house. If that is broken, the city can cancel the temporary power and leave the house without service until the final passes.

Registration each calendar year

Contractors register with Piney Point by calendar year, and plan submissions to the building official are by appointment only. The city posts its adopted codes, which include the 2018 International Residential Code and NFPA 70, the National Electrical Code, in its 2023 edition. Wired handles the permits and inspections the job needs and keeps the paperwork in line with those codes.

Trees the city wants protected

The city describes itself as a place of large lots, mature trees and closeness to Buffalo Bayou, with zoning meant to protect the tree canopy. It keeps a tree criteria manual and a city forester on staff. When a job needs trenching for a feeder, landscape lighting or an EV charger in a detached garage, we route the run with the roots in mind.
