Piney Point Village is roughly 40 to 50 minutes, traffic allowing, from our Tomball shop.
In 2024 Piney Point Village went through two major weather events in which power was out in much of the city for more than seven days, according to the city's briefing on its generator ordinance. The same briefing noted three incidents after Hurricane Beryl in which the fire department was sent to homes with apparent carbon monoxide from standby generators. The city passed a new generator ordinance, No. 2024.11-C, on November 18, 2024.
Wired Electrical & Generators is a Generac Prestige Dealer and family-owned since 2005. We have units in stock, offer free in-home sizing, prepare HOA and architectural paperwork, and handle the permits and inspections.
Ordinance 2024.11-C, point by point.
Natural gas only, and never in the front
Under the ordinance, a standby generator must be permitted by the city and fueled by natural gas. It cannot sit in a front yard or in front of the front building line. In the rear or side yard, the whole generator structure has to stay at least 10 feet from the property line, and nothing may be in a right-of-way, a ground easement or over a ground-level drainage structure.
Distances from the house, openings and plants
The generator must be at least 18 inches from any building, at least five feet from doors, operable windows, vents and other openings, and its front and both ends at least three feet from shrubs, fences and other structures. The base cannot lie in the floodplain. The city worked these clearances out with the fire department after the Beryl carbon monoxide calls, so we measure each one on site.
Screening, sound and exercise time
The unit must be screened so it cannot be seen from the street or from the ground on the adjacent side or rear lots. Maximum sound is 75 dBA measured at 23 feet under normal load. The exercise cycle may not be set for non-daylight hours, and the city requires at least two onsite inspections, one for location and distances and a final that checks the generator runs.
CenterPoint, the water authority and the HOA
The permit packet, revised in August 2025, adds outside approvals. CenterPoint must confirm the property and street can carry the new load, and it no longer allows a second meter, only meter upgrades. The Memorial Village Water Authority must approve the application, a homeowner affidavit is required even without an active HOA, and a tree disposition form goes to the city forester.
