Generac generatorsWhen the grid goes down in Hunters Creek Village.
Hunters Creek Village is about 40 to 50 minutes in typical traffic, from our Tomball shop.
Hurricane Beryl came ashore in July 2024 and affected 2.26 million CenterPoint Energy customers. The Texas A&M Forest Service estimated that Beryl's winds affected half of the Houston area's urban trees, and fallen trees on lines were a big part of the outages. Sixteen years earlier, Hurricane Ike cut power to more than 93 percent of CenterPoint's customers. Hunters Creek Village is part of that same CenterPoint service area, and the city asks for CenterPoint sign-off on every generator transfer switch.

The city's generator rules and checklist.
Section 44-166: where a generator may go
Hunters Creek Village adopted its emergency generator rules in Ordinance 733 in January 2009. Generators are allowed in the residential district to provide power when normal service is out. They do not have to meet the setbacks for accessory structures, with one firm exception: no generator may sit in a front yard or in front of the front line of the house.
When it may run, and how quiet it must be
The ordinance allows a generator to run only during an outage or when needed for maintenance or repair. It must be installed and run to the manufacturer's recommendations, and installed, maintained and operated to cut its sound as far as reasonably possible. An enclosure or screen that is not built solely for sound attenuation counts as an accessory structure, with its own rules.
What goes in the permit packet
The city's generator checklist asks for an electrical permit application, noting whether it includes a slab, plus a plumbing permit application and an as-built survey showing the generator location. It also wants the manufacturer's specs, transfer switch specs, slab details, and CenterPoint Energy's approval of the automatic transfer switch, for which a copy of the email is accepted.
Signed diagrams, trees and the ARC letter
The electrical one-line diagram must carry a master electrician's signature and number, and the plumbing one-line a master plumber's. Any trees within 20 feet of the work that the job may affect have to be shown on the survey. Finally, the city needs a letter of approval from your HOA's architectural review committee, or a builder letter stating there is none.

Questions we get from Hunters Creek Village.
Can a generator go in front of my house in Hunters Creek Village?
No. Section 44-166 bars generators from the front yard and from anywhere in front of the front line of the residence.
Does my generator have to meet accessory building setbacks?
The city's ordinance says generators are not held to the accessory structure setbacks, apart from the front-yard rule. We still place it to the manufacturer's clearances.
What does CenterPoint have to approve?
The checklist calls for CenterPoint Energy approval of the automatic transfer switch. We request it and include the approval email with the packet.
What happens after the permit is approved?
Permit timing depends on the city, and the install is usually one day. A new air-cooled Generac install includes a free 10-year warranty.

It only comes off the units on our floor, so when they're gone, it's gone. New air-cooled Generac installs come with a free 10-year warranty, and financing is there if you want it. Permit timing depends on your city or county. The install itself is usually one day.
