Generac generatorsWhen the grid goes down in Pearland.
Pearland is about an hour with no traffic (roughly 58-68 minutes depending on the part of Pearland) from our Tomball shop.
During Hurricane Beryl in July 2024, the weather station at Pearland Regional Airport logged a gust of about 70 mph, and its record is incomplete because the station itself lost power. Pearland fell to 14 degrees during Winter Storm Uri in February 2021. A standby unit switches on by itself when utility power fails, so nobody has to go out in that weather to start it.
Generac named us a Prestige Dealer. We drive from Tomball for a free in-home sizing visit and prepare the City of Pearland generator packet.
Gas lines, flood maps and the city packet.
Pearland's generator permit packet
The City of Pearland requires a building permit for a standby generator, with its own checklist covering where the unit sits, the slab, the wiring and the gas line. A registered general contractor must apply, with the city named as certificate holder on the insurance form, although homesteaded owners may pull the permit themselves. Outside city limits, in Silverlake or Country Place, we confirm the county or ETJ rules first.
The CenterPoint transfer switch authorization
The city's generator handout also requires a transfer switch authorization from the utility, which it says is typically an email form from CenterPoint Energy, the main electric delivery company for the Pearland area. We request that authorization as part of the application. The handout lists an electrical permit and a plumbing permit alongside the generator permit, and gas work falls under the 2021 International Fuel Gas Code that Pearland has adopted.
Piped gas is the common fuel in Pearland
About two-thirds of Pearland homes heat with utility gas, by Census survey estimates, and fewer than 1% use bottled or tank gas. CenterPoint Energy is also the city's natural gas provider, so most homes here already have the piped natural gas a standby unit can run on, instead of a propane tank.
Beryl and running power safely
Beryl's tree damage left a large portion of Brazoria County without power in July 2024. In Harris County, which takes in northern Pearland, the National Weather Service counted two indirect deaths from carbon monoxide tied to generator use during the outages. A standby unit sits outside on a permitted slab, and Pearland's packet fixes that spot on the site plan before the permit is issued. We set the unit at Generac's required clearances from doors, windows and vents.
Flood maps and pad placement
Pearland's flood maps differ by county. The Brazoria County map was revised in December 2020, Fort Bend's in April 2014 and Harris County's in June 2007. Before choosing a pad spot, we look at the flood zone on your lot and where water has stood in past storms.

Questions we get from Pearland.
What does Pearland's generator permit packet ask for?
A site plan or survey, slab details, the generator's specifications, a one-line electrical diagram, a gas line diagram and CenterPoint's transfer switch authorization. We put the whole packet together before we apply.
Can my HOA in Shadow Creek Ranch or Southdown refuse a generator?
State law (Texas Property Code 202.019) bars an association like Shadow Creek Ranch's or Southdown's from banning a permanently installed standby generator, but it can still set rules on location, screening and reasonable testing times. Location rules are unenforceable if they push installation cost up more than 10%, or electrical and fuel line cost up more than 20%. We prepare the HOA paperwork as part of the job.
Can my generator run on the CenterPoint gas line my Pearland house already has?
Yes, if your gas meter has room for it, which we check at the sizing visit. A piped line means there is no tank to refill. If your house has no gas service, we talk through a propane tank instead.
What has to clear before my Pearland generator goes in?
The City of Pearland's permit review, CenterPoint's transfer switch authorization and, in an HOA neighborhood, the association's approval. How long each takes varies, so there is no single fixed timeline. After they clear, the generator and transfer switch usually go in within one day, and then the city inspects the work.
Do you service Pearland generators before hurricane season?
We recommend a yearly maintenance visit, and you can book it ahead of hurricane season. Shield Protection plans are also available for Pearland standby units.

$2,000 off a generator install. While supplies last.
It only comes off the units on our floor, so when they're gone, it's gone. New air-cooled Generac installs come with a free 10-year warranty, and financing is there if you want it. Permit timing depends on your city or county. The install itself is usually one day.
